Welcome to Pašmania - a place where care for your property and guest satisfaction go hand in hand. In order to ensure professional and transparent cooperation, we introduce clear terms of business and reservations.
Pašmania (a service business and tourist agency, owned by Mia Bićanić) acts as an intermediary on behalf of and for the account of others, and does not provide accommodation or boat rental services on its own behalf. All facilities and boats advertised on this site are owned by third parties (owners), with whom Pašmania has concluded brokerage contracts.
1. Cooperation with property owners
Pašmania offers two cooperation options:
1.1. Property Management – “turnkey”
Pašmania acts on behalf of others and on behalf of the owner, as a local intermediary who undertakes the aforementioned tasks related to the management of the facility.
The commission is 35% and includes:
• Reservation management
• Communication with guests
• Check-in / Check-out
• Professional cleaning
• Washing and ironing of bed linen and towels
Payment method:
• The guest pays 35% of the amount to the Pašmania agency as a deposit to confirm the reservation.
• The guest pays the remainder (65%) directly to the owner of the property, no later than 30 days before arrival.
• Pašmania issues an invoice for the agency commission to the owner after confirming the reservation.

Cancellation of reservation (by the guest):
• Up to 60 days before arrival → 100% refund of the paid amount
• From 59 to 30 days before arrival → 65% refund (deposit is not refundable)
• Less than 30 days before arrival → no refund possible
Pašmania reserves the right to retain the charged commission (35%) in case of cancellation, because the mediation service is considered performed at the time of confirmation of the reservation, and the commission is not returned in case of later cancellation, since at that moment the costs of work and the services of Pašmania have already been incurred.
As part of the 35% commission, Pašmania assumes the operational and logistical costs associated with preparing the property, including professional cleaning and the provision of bed linen and towels. These costs arise regardless of the guest's arrival.
Reservations via OTA platforms (Booking.com, Airbnb, etc.)
In the case of reservations made through third-party online platforms (so-called OTA - Online Travel Agency), the following conditions apply:
• The guest pays the full amount to the platform, and after the guest's arrival, the platform pays the funds to the owner of the facility, minus its commission (e.g. 15–20%).
• Pašmania does not manage billing in these cases, but remains responsible for calendar management, communication, guest check-in, cleaning coordination and other agreed services.
• After the end of the guest's stay, Pašmania issues an invoice to the owner for an agency commission in the amount of 35% of the total gross amount of the reservation (before platform deductions).
• The owner is obliged to pay the commission amount to Pašmanija no later than 7 days after the payment of funds by the platform.
Remark:
In the case of cancellation of a reservation through an OTA platform, only the rules of that platform apply, including refund conditions. Pašmania is not responsible for refunding the guest's funds in these cases.
The costs of commissions for OTA platforms (Booking.com, Airbnb, etc.) and additional services (e.g. pool maintenance, landscaping, minor interventions) are not included in the commission and are borne additionally by the owner through external collaborators with whom Pašmania cooperates.
In case of damage or problems with the guests, the owner will be notified immediately, and Pašmania can help mediate. We recommend that owners consider additional property insurance.
1.2. Advertising only
In this option, Pašmania acts as an intermediary on behalf of another and for the account of the owner:
• Creates and maintains professional listings (Booking.com, Airbnb, own website)
• Communicates with guests before arrival
• Manages calendars and reservation terms
• Optimizes prices and listing rules
• Advises the owner on visibility and attractiveness of the offer
Fees and Terms:
• Pašmania acts as an intermediary and charges a 15% commission on the total reservation amount
•Guests pay 15% of the amount to Pašmania when confirming the reservation (deposit), and pay the remaining amount directly to the owner of the facility no later than 30 days before arrival
• The fee is non-refundable in case of cancellation within 60 days before arrival.
• The owner is responsible for operational activities: cleaning, guest reception, property maintenance, and local communication
• Pašmania creates and maintains listings, manages calendars and pricing, and communicates with guests before arrival
Note for bookings via platforms:
In case of reservations via OTA platforms (e.g. Booking.com, Airbnb), the guest pays the full amount via that platform. In this case, Pašmania does not receive direct payment from the guest, but rather the commission is charged to Pašmania by the property owner, after the reservation is made.
The commission remains 15% and is calculated from the total amount of the reservation.
Note on platform costs:
• Pašmania’s commission does not include fees from external platforms (e.g., Booking.com, Airbnb)
• These costs are calculated separately and borne by the property owner
• Pašmania is not responsible for the conditions, amounts or processing of commissions by those platforms
Examples of commission calculation in case of cancellation of booking through OTA platforms:
• If the reservation is made through e.g. Booking.com, and the guest cancels within the deadline when 100% payment is scheduled (e.g. within 60 days before arrival), Booking pays the full amount to the owner, and Pašmania agency then collects its commission (15%) from that amount.
• If the guest cancels the reservation within the period that allows for a partial refund (e.g. up to 30 days before arrival), and only a part of the amount is paid to the owner (e.g. 50%), Pašmania charges a 15% commission only on that paid amount.
• If the reservation is cancelled in full without payment, Pašmania does not charge a commission, since no income has been generated for the owner.
Remark:
The final billing method depends on the cancellation policy the owner chooses on the OTA platform.
Pašmania adjusts the method of charging commission according to the selected policy (flexible, moderate, strict, non-refundable, etc.),
and advises the owner when choosing the optimal model for his property.
Preporučujemo vlasnicima da, prema vlastitoj odluci, razmotre mogućnost sklapanja police osiguranja od otkaza rezervacije radi dodatne financijske sigurnosti. Pašmania ne sudjeluje u ugovaranju osiguranja niti je odgovorna za komunikaciju s osiguravateljem ili dostavu dokumentacije.
1.3. Additional Services – Cleaning and/or Guest Reception
Owners can order one or more services independently, without full property management.
Cleaning service includes:
• Standard or deep cleaning of the property
• Changing bed linen and towels (on arrival and/or during the stay)
• General cleaning after each guest stay
Guest reception service includes:
• Personal guest welcome on-site
• Key handover and introduction to the property and destination
• Communication with the guest before arrival and on the day of check-in
Fees and Terms:
• Prices are defined according to the valid price list of Pašmania.
• Services can be combined or used individually
• Ordered and confirmed at least 48 hours before guest arrival
• Payment is made directly to Pašmanija upon receipt of the invoice.
2. Accommodation reservations
Rezervacije smještaja ovise o vrsti odabranog modela suradnje s Pašmaniom.
Za model “Ključ u ruke”, vrijedi sljedeće:
• Depozit za potvrdu rezervacije iznosi 35% i plaća se agenciji Pašmania.
• Ostatak (65%) gost plaća direktno vlasniku objekta, najkasnije 30 dana prije dolaska.
Za model “Samo oglašavanje”, vrijedi:
• Depozit za potvrdu rezervacije iznosi 15% i plaća se agenciji Pašmania.
• Ostatak (85%) gost plaća direktno vlasniku objekta, najkasnije 30 dana prije dolaska.
Delivery of payment confirmation:
• The guest is obliged to submit a confirmation of payment of the remaining amount to the agency no later than 30 days before arrival.
• Confirmation can be in the form of a screenshot, PDF document or bank receipt
• Ako se potvrda ne dostavi do roka, rezervacija se automatski otkazuje, a depozit se ne vraća.
Cancellation of reservation (depending on the payment stage):
• Cancellation up to 60 days before arrival: full deposit refund
• Cancellation within 60 days or no-show: deposit is non-refundable
• Payment of the remaining balance and delivery of the confirmation are mandatory conditions for the validity of the reservation.
If the guest has paid the full amount and cancels:
• more than 60 days before arrival → full refund
• from 59 to 30 days before arrival → 50% refund of the total amount
• within 29 days → no refund
Cancellation procedure for reservations via OTA platforms (e.g. Booking.com, Airbnb)
In the case where the accommodation reservation is made through OTA platforms (e.g. Booking.com, Airbnb), the cancellation policy is defined according to the terms and conditions stated on the platform itself. The guest is expressly informed of these terms and conditions when making the reservation and accepts them when confirming the reservation.
Refunds in the event of cancellation are managed exclusively by the platform through which the reservation was made, and the amount of any refund depends on the cancellation policy in place. In such cases, Pašmania Agency does not refund funds directly and is not responsible for the amount returned to the guest, but rather the platform does so in accordance with its own policy.
Check-in / Check-out:
• Check-in: from 4:00 PM (flexible by prior arrangement)
• Check-out: until 10:00 h

Special conditions for exclusive facilities:
For certain facilities (eg luxury villas or exclusive accommodations), Pašmania reserves the right to define different reservation and cancellation conditions.
In these cases, the guest is required to pay the full amount in advance when booking, and the cancellation policy will be specifically defined in the offer and reservation confirmation.
Such facilities will be clearly marked on the website as facilities with stricter payment terms.
3. Renting a facility
• Guests are responsible for preserving the facility and returning it to its original condition.
• The security deposit is returned to the guest if there is no damage on the day of departure, after the owner has inspected the condition of the facility.
• The amount of the security deposit depends on the property and is indicated in the description of each.
• Any misunderstandings between the guest and the owner are resolved directly, without the agency's mediation.
4. Rent-a-boat
• Pašmania acts as an intermediary on behalf of and for the account of the ship owner
• Deposit: 15% – paid to Pašmanija upon confirmation of reservation
• Remainder: paid directly to the ship owner upon receipt of the vessel
• Pick-up time and location are arranged through Pašmania
• All technical and safety conditions are determined by the ship owner.
Cancellation of reservation:
• Up to 7 days before the rental date: full refund of deposit
• Within 7 days before rental or no-show: deposit is non-refundable
• In case of adverse weather conditions or cancellation by the owner, the guest is entitled to a full refund or a new agreed date.
5. Excursions organized by Pašmania
Pašmania organizes its own excursions and is responsible for their implementation.
• The full amount of the excursion is paid in advance.
Cancellation:
• Up to 48 hours before: possible refund or change of appointment
• After 48 hours: the amount is not refundable
• The organizer reserves the right to change the schedule or route due to weather conditions or safety reasons
6. Privacy and data processing
Pašmania respects GDPR and protects user privacy.
Personal data are used exclusively for the purpose of booking and communicating with users.
